{"id":28276,"date":"2025-05-14T07:57:44","date_gmt":"2025-05-14T07:57:44","guid":{"rendered":"https:\/\/elite-bricks.com\/?p=28276"},"modified":"2025-05-14T07:57:46","modified_gmt":"2025-05-14T07:57:46","slug":"dubai-airport-will-close-as-al-maktoum-races-to-completion-what-is-dxbs-future","status":"publish","type":"post","link":"https:\/\/elite-bricks.com\/ur\/2025\/05\/14\/dubai-airport-will-close-as-al-maktoum-races-to-completion-what-is-dxbs-future\/","title":{"rendered":"Dubai Airport will close as Al Maktoum races to completion; what is DXB&#8217;s future?"},"content":{"rendered":"<p>The idea of transforming the site gained further attention at the Arabian Travel Market, where Paul Griffiths, CEO of DXB, confirmed that redevelopment of the area is a key focus<\/p>\n\n\n\n<p>With the first phase of\u00a0new Al Maktoum International Airport\u00a0set for\u00a0completion by 2032, the closure of Dubai International Airport (DXB) has been officially confirmed.<\/p>\n\n\n\n<p>This transition has already sparked widespread discussion about the\u00a0future of the DXB site, with experts highlighting its immense potential for redevelopment.<\/p>\n\n\n\n<p>\u201cAny redevelopment plan must be rooted in a data-driven understanding of Dubai\u2019s evolving urban needs, demographic trends, and mobility patterns,\u201d said Dr Rana Shakaa, visiting Assistant Professor in the Urban Planning Programme at American University of Sharjah.<\/p>\n\n\n\n<p>\u201cA forward-looking plan would focus on creating a low-carbon, mixed-use district that integrates technology not for its own sake, but to serve environmental sustainability, equitable access, and quality of life,&#8221; she added.<\/p>\n\n\n\n<p>The idea of transforming the DXB site gained further attention during last week\u2019s\u00a0Arabian Travel Market,\u00a0where Paul Griffiths, CEO of DXB, confirmed that redevelopment of the area is a key focus. \u201cWe\u2019re right up against Sharjah in the north,\u201d he noted, \u201cso redeveloping the area could help spread the city out and potentially\u00a0ease current traffic challenges.\u201d He also acknowledged strong interest from real estate developers, adding that many are eager to reimagine the site\u2019s future.<\/p>\n\n\n\n<p>Highlighting the scale of the opportunity, Ibrahim Abdulkarim, Deputy Head of Sales \u2013 Secondary at Metropolitan Premium Properties, pointed out the vast size and strategic location of the site. \u201cWith more than 29 sq km of land, there\u2019s significant potential for a mixed-use transformation that combines residential, commercial, hospitality, and public spaces,\u201d he said. \u201cMarket trends, Dubai\u2019s population growth, economic diversification, and established infrastructure will all shape how the area evolves. And finally, the area\u2019s existing infrastructure and transport links make it a strong candidate for large-scale development.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A model for desert cities<\/h2>\n\n\n\n<p>According to Phillip Dunn, Senior Manager of Sustainability, Education and Culture at Expo City Dubai, the site offers a rare opportunity to reimagine what\u00a0urban regeneration in an arid city\u00a0can look like.<\/p>\n\n\n\n<p>\u201cIt should be transformed into a&nbsp;climate-resilient, biodiverse, and inclusive urban nature district \u2014 a model for desert cities globally,\u201d he said. \u201cThis could include public spaces and rewilded zones&nbsp;designed for improving wellbeing and climate adaptation like cooling the city, capturing carbon, hosting diverse life, all the while providing benefits to our human health with nature as therapy.&#8221;<\/p>\n\n\n\n<p>&#8220;It could also have a\u00a0\u2018Living Lab\u2019 for urban biodiversity, sustainability technologies, and citizen science\u2014similar to Terra\u2014where community engagement, research, and innovation converge,&#8221; he added.<\/p>\n\n\n\n<p>Dunn also stressed the importance of integrating nature with urban life \u2014 prioritising walkability, public transit, and a variety of housing options, particularly for mid- and low-income residents.<\/p>\n\n\n\n<p>Dr Rana added that it was also important to not \u201coverlook its past\u201d as one of the world\u2019s longest-operating airports and that preserving architectural traces and \u201cexperiential elements of the airport\u201d was important. &nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u201cPowerful catalyst\u201d<\/h2>\n\n\n\n<p>Some real estate developers called the opportunity a \u201cwin\u201d situation. \u201cThis initiative is a win on every level \u2014 urban, economic, and environmental,\u201d said Tatiana Tonu, CEO at Object 1. \u201cThe\u00a0expansion of Al Maktoum International Airport\u00a0is a powerful catalyst for urban development in Dubai, unlocking significant growth potential across the real estate sector.\u201d<\/p>\n\n\n\n<p>She gave the example of the former Tempelhof Airport in Berlin, where the shift of operations led to the repurposing of vast airport land for residential and public development. \u201cIn that case, as in Dubai\u2019s, freeing up urban land for livable spaces marked a turning point in city planning,\u201d she said.<\/p>\n\n\n\n<p><strong>\u0645\u0627\u062e\u0630: \u062e\u0644\u06cc\u062c \u0679\u0627\u0626\u0645<\/strong><\/p>\n\n\n\n<p><strong>Published: 14 May 2025<\/strong><\/p>\n\n\n\n<p><\/p>","protected":false},"excerpt":{"rendered":"<p>The idea of transforming the site gained further attention at the Arabian Travel Market, where Paul Griffiths, CEO of DXB, confirmed that redevelopment of the area is a key focus With the first phase of\u00a0new Al Maktoum International Airport\u00a0set for\u00a0completion by 2032, the closure of Dubai International Airport (DXB) has been officially confirmed.
