Interconnected urban islands, with a central park at its heart, will soon make up the area surrounding the Jebel Ali Racecourse site, with construction of this new project starting as early as 2026. This new neighbourhood will come up in a 5 sq km area, with green spaces blending into the urban fabric.
Residents can walk to vital facilities, open spaces, workplaces, and social services within five minutes.
The masterplan to revitalise this area comes as A.R.M. Holding, UAE-based multi-disciplinary investment company, announced a strategic partnership with global architecture studio Pegg-Bjarke Ingels.
While the residences will be inspired by traditional architecture, the area will also incorporate equestrianism and support small and medium-sized enterprises in the fields of food, retail, and the arts.

The plan is based on 17 measurable key performance indicators to ensure tangible results in public health, the local economy, the environment, and community cohesion.
Mohammed Saeed Al Shehhi said this partnership with the Page-Bjarke Ingels Group embodies a true translation of A.R.M. Holding’s core values of creativity, integrity, and flexibility.
He added that, based on the group’s firm belief in the importance of creating spaces that enhance the human experience and strengthen bonds in a community of more than 200 nationalities, “we design environments that foster communication and understanding, paving the way for enabling human and economic prosperity.”
Bjarke Ingels emphasized that the project presents a new vision for the Jebel Ali Racecourse site, transforming it into a group of interconnected urban islands within a green oasis.
