{"id":28068,"date":"2025-05-06T08:03:50","date_gmt":"2025-05-06T08:03:50","guid":{"rendered":"https:\/\/elite-bricks.com\/?p=28068"},"modified":"2025-05-06T08:03:52","modified_gmt":"2025-05-06T08:03:52","slug":"dubai-rents-to-stay-stable-amid-population-growth-new-visa-policies-says-top-executive","status":"publish","type":"post","link":"https:\/\/elite-bricks.com\/ar\/2025\/05\/06\/dubai-rents-to-stay-stable-amid-population-growth-new-visa-policies-says-top-executive\/","title":{"rendered":"Dubai rents to stay stable amid population growth, new visa policies, says top executive"},"content":{"rendered":"<p>Following a 4-year rally in property prices and rentals, the market is stabilising now as the growth rate is shifting gear from double-digit to single-digit growth in most areas<\/p>\n\n\n\n<p>Dubai rents\u00a0will remain stable on the back of demand from growing population and government-backed policies such as\u00a0new visa and residency schemes\u00a0that are attracting talent, a top industry official said on Monday.<\/p>\n\n\n\n<p>Malek Al Malek, Group CEO of Dubai Holding Asset Management and chairman of the Investment Committee of DHAM REIT Management, said from a wider market perspective, \u201cThere has been stability around the growth of this market, especially the rental market.\u201d<\/p>\n\n\n\n<p>He pointed out that despite a strong supply of new residential units, there is a\u00a0\u201cclear demand\u201d\u00a0for various residential products on the back of\u00a0population growth, reaching 3.9 million.<\/p>\n\n\n\n<p>Dubai Holding Asset Management\u2019s portfolio comprises 35,700 residential units and serves more than 140,000 residents across 21 communities.<\/p>\n\n\n\n<p>Following a four-year\u00a0rally in property prices and rentals, industry players suggest that the market is stabilising now as the growth rate is shifting gear from double-digit to single-digit growth in most of the areas across the emirate.<\/p>\n\n\n\n<p>However, some industry players suggest that a 10-20 per cent\u00a0drop in rentals\u00a0in the coming years is \u201chealthy\u201d for the market to maintain them at a fair level for the residents.<\/p>\n\n\n\n<p>From an outlook perspective, Malek said they\u2019re \u201cstill positive at the back of certain few structural reasons\u201d such as population growth,\u00a0strong economic outlook, government policies in terms of supporting diversification, visa schemes, talent attraction, and ease of doing business.<\/p>\n\n\n\n<p>\u201cAll of these means business for residential REIT,\u201d Malek said during a virtual conference on Monday after Dubai Holding announced that it would launch an initial public offering (IPO) of its Dubai Residential REIT on the Dubai Financial Market, selling 1.625 billion units. This represents 12.5 per cent of Dubai Residential REIT\u2019s issued unit capital. The REIT IPO is the first public offering in Dubai this year.<\/p>\n\n\n\n<p>Malek shrugged off any impact of a\u00a0global trade war\u00a0between the world&#8217;s top economies on the local property market, saying &#8220;We&#8217;re fully confident that we will not see the cycle of bust and actually growth in a rental market in a city like Dubai. We&#8217;ve been running this business for over 20 years and have seen a lot of volatility come and go.
